What is Strata?

Common Property is the property shared by all the owners of the strata which are managed by the owners' corporation.  The owners' corporation is a legal entity created when the strata plan is registered. The owners of the strata form the body of the owners' corporation. The body encapsulates maintenance, repairs, finances, insurances, records, and administration of the strata scheme.
Lot property is an individual property owned by an individual within a certain block or apartment. It can be a unit, balcony or car space in the complex.
But what is strata- by law and why you need them?
When the property is not strata, changing things in the property is simple. Like for conducting renovation for the guest room, you need to plan what changes you need to, ask the local council if you need permission, and get started with your renovated plan.

But when the property is strata, you need by-law even for installing an air conditioner. By-law is a rule which states as a slip of permission an owner of the strata needs in order to make any changes to common property or any part of the owners' lot that touch common property.
These by-laws are pertained to:
- Parking restrictions and other allocated areas
- Keeping pets
- Garbage disposal
- Use of common property
- Ownership and maintenance of the common property
- Behaviour or the residents- noise, offensive behaviour, etc.
- Security and safety measures
- Architectural and landscaping guidelines
- Installation of floor covering, air conditioner, pergolas, tv, and satellite access.
